and enhancing conservation. The British Fenestration Rating Council (BRFC) and the
Energy Saving Trust (EST) have developed a government backed scheme allowing windows
to be rated according to their energy efficiency (insulation and heat saving).
All windows are now rated according to their energy efficiency.
Conservatories – Planning Approval
Most properties that have not already been modified have Permitted Development Rights.
Depending on the type of property, an extension of 10 – 20% of the external
dimensions of the property (including roof space and close outbuildings) can be build
without formal planning approval. You should check the details with your local authority.
Conservatories – Building Regulations
Normally, a domestic conservatory will be exempt from control by Building Regulations.
Below are some of the requirements for conservatory exemption from Building Regulations.
- The conservatory must be a ground level construction.
- A physical barrier must separate the conservatory from the property.
- The floor area of the conservatory must not exceed 30 sqm.
- The conservatory walls must be at least 75% wall glazing, thus the conservatory
will have a maximum wall area of 25% brick.
- The conservatory glazing must be of a specification to comply with Building Regulations.
- The roof of the conservatory must be transparent or translucent.
Conservatories – Select Your Supplier Carefully
Whilst you may not need building control approval, you should choose your conservatory,
and your conservatory supplier with care. A well designed conservatory is a very enjoyable
addition to your home. A poorly designed conservatory can be uncomfortably hot in
summer and very cold in winter.
